Si determinamos la rentabilidad financiera descontando los ingresos con una tasa de descuento de digamos el 15%, o sea que todos los ingresos de 100 millones se en este ejemplo hemos supuesto que se multiplican por el 15%, que es el factor de descuento desde al año 1 al año 10, entonces la sumatoria nos arroja 500 millones, es decir que la tasa de retorno-la TIR- de esta inversiòn es del 15% .
